Project Tusk

Challenge

Panattoni Development faced a complex land acquisition challenge, needing to assemble 36.23 acres from 13 different parcels owned by eight entities. They aimed to create a suitable site for Amazon's last-mile service facility in Reno/Sparks, with a tight timeline for acquisition and construction

Action

DCG Industrial's team orchestrated a strategic approach to acquire all 13 parcels simultaneously:

  1. Market Research: Conducted thorough research to identify suitable parcels that met the project’s specifications.
  2. Negotiation: Engaged in negotiations with multiple property owners concurrently to streamline the acquisition process.
  3. Due Diligence: Coordinated due diligence and entitlement processes in parallel to minimize delays.
  4. Collaboration with Authorities: Worked closely with Panattoni and local authorities to expedite approvals and permits.

Result

The DCG Industrial team was instrumental in successfully acquiring all 13 parcels, creating a cohesive 36.23-acre site for Panattoni Development. This complex land assemblage was completed within the required timeline, allowing for the rapid construction of Amazon's facility. The 145,602 sf building was erected in just 6 months, meeting Amazon's aggressive schedule for expanding its last-mile delivery network in the Reno/Sparks area.

Testimonial

"The DCG team did a remarkable job of working with Panattoni on the most complex land assemblage we have been involved in within northern Nevada. Considering the overall required timeline of the project, the disparate uses on individual parcels, including some residential properties, and the fact that the entitlement process was taking place simultaneously, it is truly extraordinary that we concurrently closed on all the sites and met the required delivery date for the ultimate end user."
